Iona advises on a broad range of structured finance structures across a variety of asset classes, including commercial real estate, whole business, receivables and residential mortgage loans in the UK and across Europe.

She regularly acts for financial institutions, funds, private equity firms, servicers and corporates. In particular, Iona specialises in the origination and work out of commercial real estate transactions, including CMBS and whole business securitisations. She is also highly experienced in advising on auto finance, RMBS and portfolio acquisition transactions.

Advising:

  • UNITE (USAF) II plc – advising the UNITE Group plc on the structuring and execution of the securitisation of a substantial part of its portfolio of student accommodation. The transaction involved setting up a multi-debt platform including a note issuance, liquidity facility, revolving credit facility and optionality to raise a range of further debt.
  • Dudgeon – advising the investors on the private placement financing of the Dudgeon offshore windfarm.
  • Project Chester – advising on the sale by the UK government of GBP4.9bn of loans to Citi with financing by PIMCO.
  • Cold Finance – advising a multinational financial institution as arranger and lead manager, on the financing of the acquisition of Yearsley logistics by Bay Grove, through the issuance of commercial mortgage backed securities (this transaction won CMBS deal of the year at the GlobalCapital European Securitisation Awards 2020).
  • Eos – advising a global financial institution as arranger, in relation to a EUR291m commercial mortgage backed securitisation, secured by a portfolio of German, Dutch and Finnish assets owned by M7.
  • Arrow – advising a group of financial institutions as arrangers and lead managers in relation to a EUR265m commercial mortgage backed securitisation secured over properties in France, the Netherlands and Germany.
  • Advising a bank as lender in relation to the establishment of a loan on loan platform to fund commercial real estate development loans.
  • Advising a real estate financier in connection with a loan on loan transaction funded through the issuance of a variable note of up to GBP300m backed by commercial real estate development loans.
  • A global fund on the creation (in conjunction with an established originator), and financing, of a UK buy to let mortgage origination platform.
  • FROSN – advising a group of financial institutions as arrangers and lead managers in relation to a EUR531m commercial mortgage backed securitisation secured over properties in Finland (this transaction won CMBS deal of the year at the GlobalCapital European Securitisation Awards 2019).
